John Parish Limited can offer Landlords a PROPERTY MAINTENANCE package to complement our ELECTRICAL SERVICES , whether you have one property or several. This package can help a Landlord fulfil their obligations under the building regulations and related laws:
"Shortly we will be calling John back for more work"
Electrical work should only be carried out by competent persons with the necessary skills and training. It is easy to make an electrical circuit work - it's far more demanding to make the circuit work safely. All domestic installers / contractors registered with the NICEIC have undergone appropriate training and annual assessment to ensure they comply with national safety standards and codes of practice. The assessment covers a representative sample of the contractors' electrical work and documentations. Contractors are assessed against the national standard for the safety of electrical installations, British Standard BS7671: Requirements for electrical installations (also know as the IEE Wiring Regulations) - demonstrating competence and having relevant qualifications and training is their route to becoming registered.
You are advised to have a property maintenance and appliance testing procedure in place. This should ensure properties are maintained in a safe condition.
"Being a first time Landlord and now living several hours away, it is reassuring that I have somebody trustworthy, reliable, local and honest, working on my behalf on the general maintenance and electrical safety of my Victorian property. I have appreciated the flexible approach and friendliness that you have shown towards me in preparing the property for a Tenant and look forward to working with you on an ongoing basis in the future".
The Department of Trade and Industry (DTI) strongly advises estate agents, letting agents, landlords and anyone else who lets furnished accommodation to seek independent advice as to who is responsible for the safety of electrical appliances supplied in the course of business. If you are the landlord and provide any electrical appliances (cookers, kettles, toaster, washing machines, immersion heaters, etc) as part of the tenancy, the Electrical Equipment (Safety) Regulations 1994 requires that you ensure the appliances are safe to use when first supplied. Each time the property is re-let, it will be classed as supplying to the tenant for the first time.
We constantly assess our training programme in order to offer a varied and invaluable service to our customers and John has recently undertaken and become compliant in Portable Appliance Testing (PAT Testing) and management.
John Parish can offer you a General Maintenance package in addition to the comprehensive electrical services. We offer a host of other skills such as plumbing, plastering, tiling, bathroom installations, carpentry, kitchen upgrades and painting. For detailed information (General Building) page.
